Pearl Jumeirah & La Mer: homes, prices and an agent who works there

Two neighbouring waterfront communities in Jumeirah 1, both developed by Meraas, and home to 14 of Žiedūnė Janulė’s 23 current listings. What you can buy there, and what her own listings and deals say about prices.

Pearl Jumeirah and La Mer at a glance

Pearl Jumeirah is a man-made island of custom-built villas just off Jumeirah Beach. La Mer is the beachfront destination next to it, with waterfront townhouses at Sur La Mer and low-rise apartments around the marina at Port de La Mer. Both are Meraas master developments in Jumeirah 1, and foreign buyers own homes in both.

  • Homes: villas on Pearl Jumeirah; villas and townhouses at Sur La Mer; one- to five-bedroom apartments and penthouses at Port de La Mer.
  • Market: the original Meraas phases of Sur La Mer and Port de La Mer are listed as sold out, so buying there today means resale.
  • Prices in her current listings: AED 3.9M for a two-bedroom Port de La Mer apartment up to AED 118M for a custom Pearl Jumeirah villa (November 2026).

Pearl Jumeirah: an island of custom villas

Meraas describes Pearl Jumeira as an island “just off Jumeirah Beach, near Dubai Maritime City”, spread across 8.3 million square feet, with private beach access, Gulf views and plots for custom-built villas and mansions. The island is also home to the Nikki Beach Resort & Spa.

Because owners build to their own design, no two villas are alike: size, finish and the plot’s position on the water drive the price far more than bedroom count. In Žiedūnė’s current listings, Pearl Jumeirah villas have five to seven bedrooms and roughly 9,700 to 13,000 sq ft of built-up area.

La Mer: Sur La Mer townhouses and Port de La Mer apartments

Meraas calls La Mer a waterfront destination in Jumeirah 1 with a mix of beach, marina, leisure and dining, built around a marina and yacht club of more than 190 berths. Two residential parts matter most to buyers:

Sur La Mer

Waterfront townhouses and villas with three to five bedrooms, looking over the Gulf and the city skyline. Meraas lists the project as sold out, so homes come up only as resales.

Port de La Mer

Meraas describes Port de La Mer as the first freehold master community in Jumeirah 1, where foreign nationals can own property. It is a low-rise neighbourhood of apartments from one bedroom to penthouses, in phases such as La Cote and La Rive, plus the Le Ciel buildings, around the marina at the tip of La Mer’s northern peninsula. Meraas puts it about ten minutes from Downtown Dubai and fifteen from Dubai International Airport.

Meraas also lists newer La Mer projects, such as Solaya and Jumeirah Asora Bay, which are sold directly by the developer.

Prices: what her current listings show

These figures come only from Žiedūnė’s own current listings in the two communities (November 2026). They are asking prices, not valuations, and the sample is small, so treat them as a guide to the range rather than a market average.

Who these homes suit

  • Families who want a villa on the water rather than a tower: Pearl Jumeirah for space and privacy, Sur La Mer for a townhouse a short walk from the beach.
  • Buyers of a beachfront apartment in a low-rise setting with a marina: Port de La Mer.
  • Owners abroad who want a second home in central Dubai and may later let it.
  • Buyers looking at the Golden Visa, since homes here are priced above the AED 2 million purchase value the DLD names for it.
